Fort Gilkicker in Gosport has been earmarked as a prime development opportunity.

The site is one of 17 identified by Historic England in its new Heritage Investment Prospectus.

The prospectus is an initiative aimed at boosting economic growth through the reuse of historic buildings.

Fort Gilkicker's redevelopment represents an opportunity to celebrate its past while embracing the future.

The fort was included on the Historic England Heritage at Risk Register in recent years.

However, it was purchased by new owners in 2022, who have begun the task of converting the fort into a housing development.

Gilkicker Builders and Deniz Beck Partners are seeking collaboration and investment to complete their vision of transforming the fort into housing.

Iain Bright, inspector of ancient monuments at Historic England, said: "The enthusiasm and tenacity of Wayne and Lee as they breathe new life into this remarkable fort is nothing short of impressive.

"Reversing the fortunes of a site like this is no easy feat.

"By unlocking the potential of this prominent landmark, they are both securing a significant part of our heritage while delivering something new."

Historic England’s chairman, Lord Mendoza, recently visited Fort Gilkicker with Gosport MP Dame Caroline Dinenage.

Lord Mendoza said: "I’m grateful for Caroline’s invitation to visit some of Gosport’s outstanding historic sites and the opportunities they represent.

"I firmly believe that investing in heritage and working with Historic England can help achieve exemplary place-making and sustainable economic growth, bringing real benefits to local communities."

The Heritage Investment Prospectus, unveiled at the UK Real Estate Investment and Infrastructure Forum (UKREiiF) in May, aligns with the Government's Plan for Change by supporting economic growth through heritage-led regeneration.

Tom Foxall, regional director at Historic England, said: "This prospectus represents our commitment to work proactively with property industry partners to deliver transformational projects that protect our heritage while creating lasting value for investors and communities.

"Our historic buildings are better conserved when they're in use rather than standing empty."

Many featured properties already have planning permission granted or agreed development briefs, reducing planning risks for potential investors looking to create homes, workspaces or mixed-use developments.
