A wholesaler has become the first tenant at a newly completed logistics hub.

Royal London Asset Management Property has announced that CLF Distribution has taken a long-term lease on a 63,000 sq ft unit at Quest 271 in Nursling, Southampton.

This is the first letting at the recently completed mid-box development.

There are two further units available, of 51,000 sq ft and 45,000 sq ft.

The property is located three miles from the Port of Southampton.

The site, a former office and print facility, was acquired by Royal London Asset Management Property and redeveloped in partnership with Salmon Property to meet rising demand for Grade A industrial and logistics premises in the region.

The scheme features 12-metre eaves, roof-mounted solar panels, and electric vehicle charging points.

CLF Distribution is a UK supplier and distributor of organic and natural food products.

To accommodate their expansion plans, Royal London Asset Management Property and Salmon Properties worked extensively with them on the fit-out, which makes full use of the warehouse volume to include several mezzanine levels.

Matthew Barnes, senior asset manager at Royal London Asset Management Property, said: "We’re delighted to welcome CLF to Quest 271, our best-in-class scheme in Southampton.

"The South Coast logistics and industrial sector has experienced continued growth in occupier demand over the past five years, but supply, particularly of prime space, has been constrained.

"CLF’s investment is a testament to the strength of the location and the quality of the asset we’ve created, alongside our partners Salmon Property.

"In line with our commitment to provide long-term returns for Royal London members, we are pleased to have delivered a scheme that meets the demand of occupiers looking to future-proof their businesses."

Paul Stoodley, CEO at Salmon Property, said: "This letting marks the transformation of a redundant site into a thriving logistics destination.

"CLF’s commitment underscores the strong demand for high-quality, adaptable space in strategic South-Coast locations such as Nursling."

Logan Holiday, managing director at CLF Distribution, said: "Our move to the new premises at Quest 271 sets CLF up with a winning formula to continue on our impressive growth trajectory."
