Developers have unveiled plans to build a further 375 homes in open countryside between Totton and the M27 motorway.

Bloor Homes and Barker Mill have already been given planning permission to provide almost 270 units north of the A36 Salisbury Road at Calmore.

Now, they are seeking consent to transform more than 60 acres of adjoining land.

The proposal includes footways and cycleways, a multi-functional "community hub" and an alternative natural recreational greenspace (ANRG), plus public open space and a community park.

The application has been submitted to New Forest District Council (NFDC), just weeks after Shorewood Homes unveiled plans to build 93 properties on a nearby site.

As reported in the Daily Echo, land north of Totton is allocated for major residential development in the council's Local Plan.

About 360 homes have either been built or given the green light on sites including Bloor Homes North Totton Phase 1.

The company's proposal to provide 269 properties was given the go-ahead in December 2024, with work expected to start soon.

If the new application is given the go-ahead, 375 homes — 35 per cent of which will be affordable — will be built between Phase 1 and the M27.

The application says: "The site provides a sustainable location for housing development that can be brought forward without causing significant harm to the natural environment, nearby residents, or local infrastructure. 

"Overall, there is a significant need for housing in the district which will increase in the short term."

The application says the council is unable to demonstrate that it has a five-year supply of housing land.

It adds: "The proposed development will provide a significant contribution towards [reducing] this deficiency in a sustainable location on the edge of an existing urban area.

"The homes will be designed to minimise energy and water usage. All the dwellings will have at least one EV charging point.

"The proposed community hub will provide a multi-functional space for local residents to come together."

The 64-acre site lies east of the A326, which separates Calmore and West  Totton from the New Forest National Park (NFNP).

"Although the A326/A36 southbound junction is shown to operate at 99 per cent capacity in the morning peak, and 89 per cent of its capacity in the evening peak, the impact of traffic from the development will not be severe or unsafe.

"The proposals will have limited impacts on any on-site protected species and nearby designated areas, and will include new and enhanced habitats."

New Forest councillor David Harrison said: "I have mixed views about the proposed development.

"On one hand, government are pursuing a policy which means local authorities are being forced to allocate green land for housing. This is good news for jobs and for the economy generally.

"However, it is also important that these are mostly homes for local people, particularly affordable ones for young people.

"On the other hand, there is a real risk of undue pressures that will be placed on local infrastructure and services and on the nearby New Forest National Park.

"I have doubts about the capacity to handle all these new pressures."
