The freehold building, Guildsrealm House, located at Unit 39, Mitchell Point Estate, Ensign Way, Hamble, was among 168 property and land lots listed by Clive Emson Auctioneers.
The building, which is let at £51,540 per annum, has all nine letting offices occupied.
Michael Marchant, a senior auction appraiser for the firm, said: "Based on purchase price and rental income, the gross rental yield is nearly 13 per cent, a healthy return."

The freehold property, Horseshoe Cottage, Gamblins Lane, Shirrell Heath, is on a 0.34-acre plot.
