SOUTHAMPTON is set to be transformed by a collection of multi-million-pound housing schemes - some of which will be 17-storeys high.
Hundreds of flats are due to spring up on sites across the city, breathing new life into areas often deemed to be in need of an update.
Many of the proposals submitted by developers have already been given the go-ahead while others are awaiting approval.
Some of the biggest schemes are aimed at easing the chronic shortage of student housing in the city, which boasts two universities.
Dolphin Hotel
The city council has approved plans to turn the Grade II-listed Dolphin Hotel in Southampton High Street into 99 student bedrooms.
Now, Dolphin Hotel Property Ltd has unveiled proposals to provide a further 162 student bed spaces by redeveloping part of the building's car park.
The company wants to replace parking spaces with two purpose-built blocks, one of which will be seven storeys high. If approved, the site will provide housing for a total of 261 students.

The application says: "Its central location makes it an ideal hub for students to access various amenities and services essential to their university experience.
"The hotel is surrounded by an array of shops, restaurants, cafes, and entertainment venues, catering to the diverse needs and preferences of students."
Debenhams
The former Debenhams store in nearby Queensway is due to be demolished early next year to make way for 600 new homes.
National Regional Property Group has secured planning approval for a 17-storey tower and two seven-storey buildings that will "inject" 1,000 people into city centre.
The build-to-rent scheme features 598 apartments in a mix of one, two and three-bed homes, nine townhouses, and a 108-space car park.
Part of the St Mary's area is also set to be transformed.
Olleco site regeneration for Uni leavers
Infinite Living (Southampton) Ltd has received consent to provide almost 400 studio flats by redeveloping the old Olleco site on the corner of Royal Crescent Road and Chantry Road.
The £60m "co-living" development, part of which will be 17-storeys high, will boast a combination of residential accommodation and shared facilities.

The scheme aims to attract young professionals and university leavers, with occupants encouraged to regard their entire building as their home. Six communal kitchens will be located on different floors.
Southampton gasworks
Meanwhile, a £112m housing project is set to replace the former gasworks site beside St Mary's Stadium.
Hawkstone Properties and SGN Place aim to deliver 384 build-to-rent flats on land off Britannia Road. The scheme comprises four blocks ranging in height from eight to 17 storeys, with commercial units on the ground floor.
