SOUTHAMPTON’S slowest and fastest house sale markets have been revealed.

Latest data shows that it’s taking an average of just under 17 weeks for properties to sell across the SO postcode areas.

Properties were selling the fastest in the SO32 postcode where 12 homes took 12 weeks to sell on average. SO32 includes Bishop’s Waltham, Swanmore, Droxford, Soberton and the surrounding areas.

Sellers were waiting up to 23 weeks on average in the SO20 postcode, which includes Middle Wallop, Nether Wallop, King’s Somborne, Leckford and other parts of the rural Test Valley.

Updated monthly, the local house market insights tool from professional house buying firm Property Solvers analysed 792 property sales across the region between July 2018 and July 2019.

The data tracks the moment a property is listed on the UK’s largest property portal Rightmove to the point it’s marked as officially ‘sold’ at the HM Land Registry.

A total of 100 sellers waited 19 weeks on average to sell their properties in the SO17 (Highfield, Portswood), SO21 (Sparsholt, Micheldever, Hursley, Sutton Scotney), SO22 (Winchester, Littleton, Pitt,) SO51 (Romsey, Mottisfont, Ower, Michelmersh, Ampfield) and SO52 (Chandler’s Ford, North Baddesley, Chilworth) postcodes.

The average sale in the UK takes three months and in some areas it can take as long as 12 months.

Often, when homeowners are looking to sell they are not aware of how long the process actually takes and the realities of a sale on the open market.

That’s why Property Solvers have developed a completely free tool for you to use with some really useful information on the housing market in your area. For example, it includes details of how fast houses are selling in your area and what percentage of the asking price properties are selling for.

Pop your postcode in the box at propertysolvers.co.uk and the results will be displayed immediately.

The results are calculated using up to date information from Rightmove and Land Registry.

Property Solvers bosses hope that this tool will help homeowners understand their local market better, so they can plan for their house sale.

Property Solvers co-founder Ruban Selvanayagam told the Daily Echo: “Although there are some natural delays to be expected, it’s surprising that it takes so long for house sales to go through – especially in the digital age we live in.”

“Whilst it’s true that the estate agency, conveyancing and mortgage industries continue to embrace the benefits of tech, much work needs to be done to overcome the friction across house sale chains.

“As a fast house sale company, we buy for cash and take on several risks which means our transactions are completed in as little as seven days. However, we’re a business and wouldn’t suggest that most buyers follow suit.”
